Finally, if you have a home for sale but don’t have much equity built into the house, consider finding a buyer who will assume your loan. Not all home loans allow this option. 

If your mortgage allows a loan assumption, the buyer will need to get approved through the lender. Then, they can simply assume the loan under their name.
